Fort Mill real estate August 2024 (29715 and 29708 zip codes) saw the average home sale price increase month-over-month and year-over-year. The median sale price was down from one month ago, but was up from one year ago. August 2024 sales declined month-over-month and year-over-year. New listings increased to their second highest level in the past three years. Days on market increased 10 days from one month ago and 16 days from one year ago. Inventory increased an eighth consecutive month in August to its highest level in the past three years. The months supply of inventory at 3.28 months, kept Fort Mill in home seller territory despite the higher levels of inventory. List to sale price ratio of 98.7% was essentially flat compared with one month, but was lower than one year ago and provided little room for Fort Mill buyers to negotiate on price.
Fort Mill Real Estate: August 2024 Highlights
SALES IN FORT MILL DECLINED MONTH-OVER-MONTH & YEAR-OVER-YEAR
Sales in August 2024 declined 7.38% to 138 from 149 in the previous month of July. Sales in August 2024 were also 8.61% lower than the 151 sales in the same month one year ago. August 2024 sales were higher than the 105 sales in August 2022.
NEW LISTINGS IN FORT MILL INCREASED TO THEIR SECOND HIGHEST LEVEL IN THREE YEARS
New listings in Fort Mill increased 9.3% to 188 in August 2024 from 172 one month ago. New listings increased 46.88% from 128 in August one year ago. New listings were also higher than in August 2022, which saw 128 new listings come on market.
FORT MILL HOUSING INVENTORY INCREASED AN 8TH CONSECUTIVE MONTH
The number of properties for sale in August 2024 was 452, up 5.61% from 428 in the previous month of July. Inventory was also higher than in August 2023 (289) and August 2022 (343). Housing inventory was at its highest level in the past three years.
The months supply of inventory increased to 3.28 months from 2.94 months in the previous month of July, keeping Fort Mill in home seller territory in August 2024.
AVERAGE DAYS ON MARKET INCREASED
Average days on market in Fort Mill were 34 days, up 10 days from the previous month of July. Days on market were 16 days higher than in August one year ago. Days on market were 17 days higher in the current year than what we saw in August 2022.
LIST TO SALE PRICE RATIO DECLINED
The August 2024 list to sale price ratio was 98.14%, essentially equal to what we saw in the previous months of July, June and May. Compared with August 2023, the list to sale price ratio declined from 99.88% one year ago. Fort Mill home buyers are not seeing any significant opportunity to negotiate on price.
FORT MILL SALE PRICES
Average home sale price was $576,513 in August 2024, equal to the previous month of July. Year-over-year, the average home price improved 5.14% from $548,319 in August 2023. The August 2024 average home sale price was at its highest level compared with August 2023 and 2022.
Median home sale price declined 6.2% to $499,950 in August 2024 from $533,000 in the previous month of July. Year-over-year, the median sale price increased 8.68% from $460,000 in August 2023.
Price per square foot was $235, equal to the previous month of July. Year-over-year, the price per square foot increased 8.29% from $217.
