The July 2025 Months Supply of Inventory of 5.83 months also marked the highest level of inventory compared with July 2024 and 2023—keeping the market balanced but edging toward a buyer’s market. More available homes mean buyers have greater selection and slightly more leverage. If MSI continues to rise above six months, negotiating power will shift more toward buyers.

 


 

📝 New Listings

 

The number of new listings in July 2025 was 79, down 12.22% from 90 in June 2025, but 11.27% higher than 71 in July 2024. This was the highest July listing count compared with July 2024 and 2023. However, July’s new listings were also at their lowest level since February 2025.
