CHARLOTTE LUXURY HOMES MARKET: 2025 YEAR IN REVIEW 

 

2025 MARKET PERFORMANCE REVIEW OF CHARLOTTE REGION’S LUXURY SINGLE FAMILY HOME MARKET 

 

The Charlotte region’s luxury housing market remained active and balanced in 2025, supported by higher sale prices and continued buyer demand. Buyers also paid more on a price-per-square-foot basis in 2025. The list to sale price ratio declined marginally on a year-over-year basis. These results indicate that luxury homes are continued to transact at elevated values through December 2025.

 

Sales activity showed forward momentum in 2025. Pending sales increased 15.7% year-over-year, pointing to sustained demand.  Closed sales also increased 14.8% year-over-yearDays on market trends showed stability with median days on market unchanged from one year ago at 11 days and average days on market increasing by just one day year-over-year. Together, these measures suggest that homes reaching the right buyers are moving through the market efficiently.

 

Supply of homes remained balanced in 2025. While 2025 inventory and new listings expanded year-over-year, giving buyers more choice than one year ago, the months supply of inventory stayed within a balanced range at 4 months.   Showing activity supported this balance, as fewer showings were needed to secure a contract and showings per listing continue to trend lower, indicating that buyers in the luxury segment are acting with intent rather than volume. Overall, the data reflected a luxury market in 2025 that remained steady, competitive, and supported by active, qualified demand rather than excess supply.

 

Sale Prices

 

The Charlotte Region luxury homes market in 2025 demonstrated continued price strength and stability with home prices up year-over-year. While the list to sale price ratio declined slightly the year-over-year decline was less than what we saw in 2024 versus 2023.

      • Median Sale Price: The median price for luxury homes was $1,400,000, marking an increase of 1.7% over 2024. Year-to-date, the median sale price of $1,400,000 is 1.4% higher than it was for the same time frame one year ago.

      • Average Sale Price: The average sale price improved to $1,687.921, reflecting a 2% year-over-year increase. 

      • Price Per Square Foot: Buyers paid an average of $399 per square foot, up 2.3% from last year. 

      • List-to-Sale Price Ratio: The list-to-sale price ratio of 97.3%, declined 0.6%  from one year ago. 

         

     

 

 


 

Days on Market

 

Days on market in 2025 underscored sustained buyer demand and continued liquidity at the upper end of the market.

  • Median Days on Market: Luxury homes went under contract in a median of  11 days, unchanged from 2024

  • Average Days on Market: Average days on market increased 2.6% by just one day from 2024.

 

 


 

Sales Activity

 

Transaction volume remained robust with year-over-year increases in both closed and pending sales. More homes changed hands compared with one year ago, indicating steady buyer confidence.

  • Closed Sales: 2,685 luxury home sales closed in 2025, up 14.8% from 2,339 closed luxury home sales in  2024. 

  • Pending Sales: 2,813 homes went under contract, representing a 15.7% increase from 2,432 pending sales 2024. 

 

 


 

Inventory & Months Supply of Inventory

 

Inventory levels have expanded, but the market remained balanced overall:

  • Homes for Sale: There were 898 luxury homes on the market in December 2025 up 33.6% year-to-date compared with the same time frame one year ago.

 

  • Months Supply of Inventory: The months supply of inventory at 4.0 months was up 8.1% year-over-year, keeping the luxury segment within a balanced market range. 

 

New Listings

 

Despite new listing activity increasing year-over-year in 2025, the market remained balanced. The rate of increase in 2025 was considerably less than when we look at the increase in 2024 versus 2023:

  • New Listings: 4,159 new luxury listings hit the market in 2025, up 18.8% from 3,501 new listings one year ago. 

 

 


 

Showing Activity

 

Showing activity indicates serious buyers are acting quickly.

  • Showings Until Pending: On average, it took 13showings for a home to go under contract, down one showing from the prior year. 

  • Showings Per Listing: Listings averaged 4.9 showings, down 14% from 5.7 showings per listing for the same time frame one year ago. 

These trends suggest that qualified buyers continued to make buying decisions more quickly and fewer showings were needed to reach a sale.
