Mint Hill Real Estate May 2025 Highlights: What To Know Now

In May 2025, the Mint Hill housing market showed a mix of declining price alongside increased activity. The average sale price fell 2.27% from April to $536,387 and was 9.86% lower than one year ago. The median sale price declined 6.54% to $500,000 month-over-month. The median sale price was 16.67% lower than $600,000 in May one year ago. These declines were largely due to the price mix of homes sold—ranging from the low $300,000s to $1.1 million—rather than a broad decline in Mint Hill home values. Price per square foot rose 7.01% from the previous month to $229 and remained unchanged year-over-year.

 

Homes sold more quickly, with average days on market falling a fourth consecutive month to 34, a 19.05% drop from April. However, days on market were three days higher when compared with May 2024 and 17 days lower than in May 2023. Inventory climbed a fourth straight month, with 162 properties listed, an 8.72% increase from April and 44.64% higher than the same time last year. Compared with May 2023, inventory rose by 35 homes. Months supply of inventory declined slightly to 4.26 months, keeping the market balanced between home buyers and sellers.

 

New listings rose 20% from April to 60, and were up nearly 58% year-over-year. Sales increased 11.76% from the previous month to 38 but were slightly below May 2024 and significantly lower than May 2023. The list-to-sale price ratio in May 2025 was 99.12%, up slightly from April and unchanged year-over-year.

SALE PRICES UP

Average sale price in Mint Hill in May 2025 was $536,387, down 2.27% from $548,853 one month ago. The May 2025 average sale price was 9.86% lower than $595,031 in May one year ago. 

 

Median sale price in Mint Hill in May 2025 was $500,000, down 6.54% from $534,965 in the previous month of April. The median sale price was 16.67% lower than $600,000 in May one year ago. The median sale price in May 2025 was at its lowest compared with May 2024 and 2023.

 

It’s worth noting that with home sale prices ranging from the low $300,000’s to $1.1 million in May, some of the decline in home prices is a result of the price mix of homes sold and not a major reduction in Mint Hill home values.

 

Price per square foot in May 2025 was $229, up 7.01% from $214 one month ago. Year-over-year, the average price per square foot was unchanged.

 

 

DAYS ON MARKET DOWN A 4TH CONSECUTIVE MONTH

Average days on market in May 2025 were 34 days, down 19.05% from 42 days  one month ago. Days on market were three days higher compared with May one year ago. Compared with May 2023, days on market were 17 days lower in the current year.

 

 

MINT HILL HOUSING INVENTORY UP A 4TH CONSECUTIVE MONTH

The number of properties for sale in Mint Hill in May 2025 increased to 162, up 8.72% from 149 in the previous month of April. Inventory was 44.64% higher than the 112 properties for sale in May 2024. Compared with May 2023, housing inventory was higher in May 2025 by 35 properties. 

 

The months supply of inventory declined slightly to 4.26 months from 4.52 months, keeping Mint Hill in a balanced market between home buyers and sellers.

 

 

NEW LISTINGS UP 

The number of new listings in May 2025 increased 20% to 60 from 50 in the previous month of April. Compared with May 2024, new listings increased 57.89% from 38 one year ago. Compared with May 2023 when new listings stood at 47, new listings in the current year were higher by 13,

 

 

MINT HILL SALES 

Mint Hill sales in May 2025 increased 11.76% to 38 from 34 sales one month ago. Sales were 2.56% lower in May 2025 compared with May 2024, which saw 39 sales. May 2025 sales also declined from 52 in May 2023.

 

 

LIST TO SALE PRICE RATIO 

The list to sale price ratio in May 2025 was 99.12% up from 98.8% in the previous month. The May 2025 list to sale price ratio was unchanged compared with May one year ago. Mint Hill home buyers saw a minimal window of opportunity to negotiate on price in May 2025.
