Huntersville Real Estate May 2025 Highlights

In May 2025, Huntersville’s housing market reflected a dynamic mix of price shifts, rising inventory, and steady demand. The average home sale price was $661,038, down 4.88% from April but still 11.48% higher than May of last year. Median home price followed a similar pattern, dipping slightly month-over-month to $600,000 but showing a significant annual gain of over 23%. Price per square foot softened slightly to $239 but remained above last year’s level. Inventory continued its upward trend for the fourth consecutive month, reaching 527 active listings—32.41% higher than one year ago and the highest in more than three years. New listings also rose compared with one year ago, but were flat month-over-month. Homes spent 38 days on market on average, unchanged from April but notably higher than one year ago. The list-to-sale price ratio held firm at 99.41%, signaling limited negotiating room for buyers.

HOME SALE PRICES 

Average sale price in May 2025 was $661,038, down 4.88% from $694,937 in the previous month of April. The average home sale price increased 11.48% from $592,947 in May one year ago. The May 2025 average home sale price was at its highest level compared with May 2024 and 2023.

 

Median home sale price in May 2025 was $600,000, down 1.03% from $606,250 in the previous month of April. The median home sale price improved 23.15% from $487,205 in May 2024. The May 2025 median home sale price was at its highest level compared with May 2024 and 2023.

 

Price per square foot in May 2025 was $239, down from $242 one month ago. The price per square foot was 1.27% higher than the $236 in May one year ago. 

 

 

DAYS ON MARKET 

Average days on market in May 2025 were 38 days, unchanged from one month ago. Year-over-year, average days on market in May 2025 were 27 days higher. Compared with May 2023, days on market were seven days higher in May 2025. 

 

 

HUNTERSVILLE HOUSING INVENTORY UP A 4TH CONSECUTIVE MONTH

The number of properties for sale in May 2025 increased 12.37% to 527 from 469 properties for sale in the previous month of April. Inventory was 32.41% higher than the 398 properties for sale in May 2024. There were 220 more properties for sale in May 2025 than in May 2023. May 2025 saw the highest level of inventory in Huntersville in more than three years.

 

The months supply of inventory of 4.22 months was flat compared with one month ago, but was at its highest level compared with May 2024 and 2023.

 

 

NEW LISTINGS 

The number of new listings in May 2025 was 188, up one listing compared with April. Compared with May 2024, new listings were 23.68% higher, when listings stood at 152.  May 2025 new listings were higher by 75 properties compared with May 2023. May 2025 new listings were at their highest level since June 2022, which saw 211 new listings.

 

 

HUNTERSVILLE SALES 

Sales in Huntersville improved 15.74% in May 2025 to 125 from 108 in the previous month of April. Sales were 8.76% lower than in May 2024, which saw 137 sales. May 2025 sales were higher than in May 2023, which saw 123 sales.

 

 

LIST TO SALE RATIO UP TO JUST UNDER 100%

The May 2025 list to sale price ratio of 99.41% was flat both month-over-month and year-over-year. Huntersville home buyers saw minimal opportunity to negotiate on price in May.
