Lake Wylie real estate June 2024 saw both median and average sale prices decline for a second consecutive month. The number of properties sold declined from one month ago. Sales were flat compared with June one year ago. Days on market increased by 10 days from one month ago and by 23 days from one year ago. New listings remained unchanged month-over-month, but declined 32% from the same month one year ago. Inventory levels remained steady month-over-month and year-over-year. The June months supply of inventory increased to 5.2 months from 3.86 months in May 2024, pushing Lake Wylie into a balanced market between buyers and sellers. . The list to sale price ratio of 98.73% provided home buyers a small window of opportunity to negotiate on sale price.

HOME SALE PRICES DECLINED
Average sale price in June 2024 was $540,227, down 5.55% from $572,000 in the previous month of May. Year-over-year, the average home sale price was 6.09% lower than in June 2023 when it was $579,267. The average sale price in June 2024 was at its lowest level compared with June 2023 and 2022.
Median home sale price in June 2024 was $450,000, down 10% from $500,000 in the previous month of May. The median home sale price declined 19.86% from $561,500 in June 2023. The median sale price in June 2024 was at its lowest level compared with June 2023 and 2022.
Price per square foot in June 2024 was $215, down 3.59% from the previous month of May when it was $223. The price per square foot was 10.26% higher than the $195 in June one year ago.
DAYS ON MARKET UP
Days on market in June 2024 were 41 days, up 32.26% from 31 days one month ago. Year-over-year, average days on market increased 127.78% from 18 days compared with June 2023. Compared with June 2022, current days on market were 22 days higher in 2024.
LAKE WYLIE HOUSING INVENTORY STABLE
The number of properties for sale in June 2024 was 78, down 2.55% from 80 properties for sale one month ago. Inventory was 3.7% lower than the 81 properties for sale in June one year ago. June 2024 inventory was also lower than the 86 properties for sale in June 2022. Inventory was at its lowest level in June 2024 compared with June 2023 and 2022.
The months supply of homes increased to 5.2 months from 3.86 months in the previous month of May, pushing Lake Wylie into a more balanced market between home buyers and home sellers.
NEW LISTINGS UNCHANGED
The number of new listings in June 2024 was 17, equal to that of the previous month of May. New listings declined 32% compared with June one year ago (25 new listings) and were lower by 17 listings from June two years ago.
LAKE WYLIE SALES DOWN MONTH-OVER-MONTH
Sales in June 2024 declined 28.57% to 15 from 21 in the most recent month of May. Sales were unchanged from June one year ago. Compared with June 2022, sales were lower by 16 sales.
LIST TO SALE PRICE RATIO UP MONTH-OVER-MONTH & YEAR-OVER-YEAR
The June 2024 selling price of 98.73% of list price decreased from 99.11% in the previous month of May. The list to sale price ratio declined from 100.54% in June 2023. Lake Wylie home buyers saw a very small window of opportunity to negotiate on home price in June 2024.
