Mint Hill Real Estate July 2024 Highlights: What To Know Now
Mint Hill real estate July 2024 saw median and average home prices increase from the same month one year ago, while decreasing from one month ago. The number of properties sold were flat month-over- month and declined almost 42% from July one year ago. Days on market dropped seven days from one month ago and were 40% lower than in July 2023. New listings increased a fourth consecutive month to their highest level since October 2023. Housing inventory increased a third consecutive month to its highest level since April 2023. The months supply of inventory at 4.19 months, pushed Mint Hill into a more balanced market between buyers and sellers. List to sale price ratio at 99.28% offered Mint Hill home buyers minimal negotiating room on price.
Mint Hill Real Estate July 2024 Trends
SALE PRICES DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR
Average sale price in July 2024 was $577,130, down 7.9% from $626,630 in June 2024. The July 2024 average sale price was 18.49% higher than $487,061 in July one year ago. The July 2024 average sale price was at its highest level compared with July 2023 and 2022.
Median home sale price in July 2024 was $557,500 down 4.01% from $580,792 in the previous month of June. The median sale price increased 31.18% from $425,000 in July 2023. The July 2024 median sale price was at its highest level compared with July 2023 and 2022.
Price per square foot in July 2024 was $240, up 5.73% from $227 one month ago. Year-over-year, the average price per square foot was 8.6% higher than $221 in July one year ago.
DAYS ON MARKET DECLINE BY ONE WEEK
Average days on market in July 2024 were 30 days, declining 7 days from one month ago. Days on market were down 40% from 50 days compared with July 2023. Compared with July 2022, average days on market in 2024 were 9 days higher.
MINT HILL HOUSING INVENTORY UP A THIRD CONSECUTIVE MONTH
The number of properties for sale in Mint Hill in July 2024 stood at 134, up 6.35% from 126 in the previous month of June. Inventory was 9.84% higher than the 122 properties for sale in July 2023. Compared with July 2022, housing inventory was lower in July 2024 by 28 properties. July’s inventory was at its highest level since April 2023 when there were 138 Mint Hill properties for sale.
The months supply of inventory of 4.19 months was flat compared with the previous month of June. With 4.19 months supply of inventory in June, Mint Hill moved towards a balanced market between home buyers and sellers.
NEW LISTINGS UP A 4th CONSECUTIVE MONTH
The number of new listings in July 2024 was 49, up 13.95% from the previous month of June, which saw 43 new listings. Compared with July 2023, new listings increased 16.67% from 42. Compared with July 2022, new listings were lower by 34. July’s new listings were at their highest level since October 2023 when there were 55 new listings.
MINT HILL SALES FLAT MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
At 32 sales, Mint Hill sales in July were essentially flat compared with one month ago, which saw 31 sales. Sales were 41.82% lower in July 2024 compared with July 2023, which saw 55 sales. Sales also declined from 35 in July 2022. July 2024 sales were at their lowest level compared with June 2023 and 2022.
LIST TO SALE PRICE RATIO JUST UNDER 100%
With a selling price at 99.28% of list price in July 2024, the list to sale price ratio was flat compared with the three most recent months in 2024. It was also equal to that of July 2023. Mint Hill home buyers did not see much opportunity to negotiate on price in the month of June.
