Fort Mill real estate September 2024 (29715 and 29708 zip codes) saw the average home sale price increase month-over-month and year-over-year. The median sale price was essentially flat. September 2024 sales declined month-over-month, but were higher than one year ago in September. Sales declined a second consecutive month. New listings declined almost 15% from last month, but were up 41+% compared with the same month one year ago. Days on market declined 4 days from one month ago, but were 11 days higher than one year ago. Inventory increased a ninth consecutive month in September to its highest level in the past three years. The months supply of inventory at 3.57 months, kept Fort Mill in home seller territory despite the higher levels of inventory. List to sale price ratio of 98.38% was essentially flat compared with both one month and one year ago.

SALES IN FORT MILL DECLINED A 2ND CONSECUTIVE MONTH
Sales in September 2024 declined 6.43% to 131 from 140 in the previous month of August. Sales in September 2024 were 40.85% higher than the 93 sales in the same month one year ago. September 2024 sales were also higher than the 120 sales in September 2022.
NEW LISTINGS IN FORT MILL DECLINED MONTH-OVER-MONTH | UP YEAR-OVER-YEAR
New listings in Fort Mill declined 14.58% to 164 in September 2024 from 192 one month ago. New listings increased 41.38% from 116 in September one year ago. New listings were also higher than in September 2022, which saw 115 new listings come on market.
FORT MILL HOUSING INVENTORY INCREASED A 9TH CONSECUTIVE MONTH
The number of properties for sale in September 2024 was 468, up 2.41% from 457 in the previous month of August. Inventory was also higher than in September 2023 (322) and September 2022 (353). Housing inventory was at its highest level in the past three years.
The months supply of inventory increased slightly to 3.57 months from 3.28 months in the previous month of August, keeping Fort Mill in home seller territory in September 2024.
AVERAGE DAYS ON MARKET DECLINED
After three consecutive months of increases, average days on market in Fort Mill were 30 days, down 4 days from the previous month of August. Days on market were 11 days higher than in September one year ago. Days on market were 7 days higher in the current year than what we saw in September 2022.
LIST TO SALE PRICE RATIO FLAT
The September 2024 list to sale price ratio was 98.38%, essentially equal to what we saw in the previous months of August, July, June and May. Compared with September 2023, the list to sale price ratio was also flat. Fort Mill home buyers are not seeing any significant opportunity to negotiate on price.
FORT MILL SALE PRICES
Average home sale price was $594,291 in September 2024, up 3.83% more $572,345 in the previous month of August. Year-over-year, the average home price improved 4.03% from $571,296 in September 2023. The September 2024 average home sale price was at its highest level compared with September 2023 and 2022.
Median home sale price was flat at $495,000 in September 2024 compared with the previous month of August. Year-over-year, the median sale price declined 2.94% from $510,000 in September 2023.
Price per square foot was $236, up from $235 in the previous month of August. Year-over-year, the price per square foot increased 5.83% from $223.
