INDIAN LAND REAL ESTATE OCTOBER 2024: WHAT TO KNOW NOW

Indian Land real estate October 2024 saw new listings decline month-over-month, but increase 8.06% year-over-year. With 3.41 months supply of inventory, Indian Land remained a seller’s housing market.  Days on market declined one day from one month ago, but increased 11 days from one year ago.  The list to sale price ratio of 98.8%, kept opportunities for Indian Land home buyers to negotiate on price at a minimum. Median and average home sale prices were mixed, primarily due to the price mix of homes sold in the month of October. The number of properties sold increased 23.33% from one month ago and increased 48% compared with the same month one year ago.

NEW LISTINGS IN INDIAN LAND DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

New listings in October 2024 declined to 67, down 19.28% from 83 in the previous month of September. Compared with October 2023, new listings were 8.06% higher versus 62 listings. Compared with October 2022 new listings (75 listings) in October 2024 were lower.

 

 

INDIAN LAND INVENTORY DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

Indian Land housing inventory declined 5.62% month-over-month to 252 properties for sale from 267 one month ago. Compared with October 2023, the number of properties for sale increased 16.13% from 217. Compared with October 2022, inventory was up from 219 properties for sale. The October 2024 inventory was at its highest level compared with October 2023 and 2022.  

 

The months supply of inventory declined in October to 3.41 months from 4.38 months in September 2024. With 3.41 months supply of inventory, Indian Land remained in home seller “territory” in the month of October.

 

 

INDIAN LAND  HOME SALE PRICES MIXED

Average home sale price in October 2024 was $553,392, down 9.21% from $609,514 in the previous month of September. Average sale price was 2.42% higher than $540,298 in September one year ago. 

 

Median home sale price in October 2024 was $510,500, down 9.24% from $562,000 in the previous month of September. Median sale price was unchanged from October one year ago.

 

Price per square foot for Indian Land homes in October 2024 was $235, down 1.26% from $238 the previous month of September. Year-over-year, the October 2024 price per square foot was was 6.33% higher than in October 2023 when it was $221 per square foot.

LIST TO SALE PRICE RATIO IN INDIAN LAND JUST UNDER 99%

The list to sale price ratio in October 2024 was 98.8%, declining from 100.42% in the previous month of September. The list to sale price ratio declined from 100.42% in October 2023. 

 

 

DAYS ON MARKET SLIGHTLY DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

Days on market for Indian Land properties in October 2024 were 33 days, declining one day from the previous month of September. October’s days on market were 50% higher than in October 2023, which saw 22 days on market. Compared with October 2022, days on market were 13 days higher this year. 

 

 

NUMBER OF PROPERTIES SOLD UP

After three consecutive months of declines, the number of properties sold in October 2024 increased 23.33% to 74 sales from 60 in the previous month of September. Compared with October 2023, sales increased 48% from 50. Compared with October 2022, sales declined from 78.
