The Huntersville housing market remained resilient in June 2025, with both average and median home prices reaching new highs. Despite a seasonal slowdown in the number of transactions and new listings, pricing strength, consistent list-to-sale ratios, and growing inventory paint a picture of a market that’s stabilizing — but still favoring well-priced listings. Here’s a detailed breakdown of the latest trends for home buyers and sellers looking at Huntersville real estate.

💰 Average & Median Sales Prices Surge

 

The median sales price in Huntersville climbed to $621,250 in June 2025 — a 3.63% increase from May and a 15.05% jump compared with June 2024. The June 2025 median sale price was at its highest level compared with June 2024 and 2023.

 

The average sales price followed suit, reaching $714,537, up 8.65% month-over-month and 12.08% higher compared with the same period last year. June 2025 average sale price was at its highest level compared with June 2024 and 2023. This upward trend highlights strong demand for homes, especially in higher price brackets.

 

Additionally, the average price per square foot rose to $246, representing a 2.93% monthly increase and 7.42%increase compared with June 2024 — underscoring continued buyer willingness to pay premium prices for quality properties.

 


 

📊 Sales to List Price Ratio Holds Steady

 

The sale-to-list price ratio in June 2025 was 99.34%, unchanged from both May 2025 and June 2024. This indicates that sellers are still receiving offers very close to their asking prices, suggesting a well-balanced market with minimal price negotiations.

 


 

📉 Fewer Homes Sold in June

 

Huntersville saw a decline in closed sales, with 116 homes sold in June 2025 — down 9.38% from the previous month and 5.69% lower compared with June 2024. This dip could reflect seasonal slowing, as well as increased prices impacting affordability.

 


 

⏳ Days on Market Increase Year-Over-Year

 

The average days on market (DOM) was 31 days in June, down 18.42% from 38 days in May, but up significantly compared with 18 days in June 2024. While homes are taking longer to sell year-over-year, the current DOM is still low by any measure and reflects a healthy pace of activity.

 


 

📦 Inventory & Months Supply Of Inventory

 

June 2025 saw 534 active listings, matching May’s total and representing a 23.9% increase compared with June 2024. This marks the highest inventory level for the month of June in the last three years.

 

The months supply of inventory (MSI) also increased to 4.6 months, up from previous years. While this suggests more options for buyers, it still aligns with a balanced market — neither strongly favoring buyers nor sellers.

 


 

🆕 New Listings Drop 

 

New listings in June fell to 148, down 21.28% from May and 3.9% lower compared with June 2024. This is the lowest level of new listings since February 2025, when only 116 homes came to market. The decline may signal seller hesitation or limited inventory of move-in-ready homes.
