Lake Wylie Real Estate August 2024 Highlights

Lake Wylie real estate August 2024 saw home sale prices increase to their highest levels month-over-month and year-over-year after three consecutive months of declines. The number of properties sold declined a fourth consecutive month to their lowest level in 2024. Days on market declined 18 days from one month ago, but were four days higher compared with August one year ago. New listings declined to their lowest level since December 2023.  Inventory levels were lower compared with one month ago and one year ago. The August months supply of inventory increased to 7.9 months from 5.86 months in July 2024, pushing Lake Wylie in to a buyer’s market “territory.” The list to sale price ratio of 98.16% provided home buyers a very small window of opportunity to negotiate on sale price, despite the 7.9 months of inventory.

HOME SALE PRICES UP SIGNIFICANTLY

Average sale price in August 2024 was $810,643, up 66.55% from $486,714 in the previous month of July. Year-over-year, the average home sale price was 3.44% lower than in August 2023 when it was $783,686. The average sale price in August 2024 was at its highest level compared with August 2023 and 2022.

 

Median home sale price in August 2024 was $784,216, up 61.69% from $485,000 in the previous month of July. The median home sale price increased 28.45% from $610,500 in August 2023.  The median sale price in August 2024 was at its highest level compared with August 2023 and 2022.

 

Price per square foot in August 2024 was $235, up 9.81% from $214 one month ago. The price per square foot was 4.44% higher than the $225 in August one year ago.

 

 

DAYS ON MARKET DOWN TO THEIR SECOND LOWEST LEVEL IN 2024

Days on market in August 2024 were 33 days, down 35.29% from 51 days one month ago. Year-over-year, average days on market increased 13.79% from 29 days compared with August 2023. Compared with August 2022, days on market was 11 days higher in August 2024.

 

 

LAKE WYLIE HOUSING INVENTORY DECLINED

The number of properties for sale in August 2024 was 79, down 7.06% from 85 in the prior month. Inventory was 4.82% lower than the 83 properties for sale in August one year ago. August 2024 inventory was also lower than the 98 properties for sale in August 2022. 

 

The months supply of homes increased to 7.9 months compared with 5.86 months in the previous month of July, pushing Lake Wylie into a home buyer’s market.

 

 

NEW LISTINGS DECLINED TO THEIR LOWEST LEVEL SINCE DECEMBER 2023

The number of new listings in August 2024 was 9, down 25% from 12 in the prior month of July.  New listings declined 50% compared with August one year ago (18 new listings) and were lower by 18 listings from August two years ago. 

 

 

LAKE WYLIE SALES DOWN A 4TH CONSECUTIVE MONTH

Sales in August 2024 declined 28.57% to 10 from 14 in the most recent month of July. Sales were 54.55% lower than the 22 in August 2023. Compared with August 2022, sales were lower by 19 sales in August 2024. Sales in August 2024 were at their lowest level in 2024.

 

 

LIST TO SALE PRICE RATIO FLAT

The August 2024 selling price of 98.16% of list price was flat compared with one month ago and one year ago. Despite the high months supply of inventory, Lake Wylie home buyers saw just a very small window of opportunity to negotiate on home price in August 2024.
