Mint Hill Real Estate August 2024 Highlights: What To Know Now
Mint Hill real estate August 2024 saw median and average home prices increase both month-over-month and year-over-year. The number of properties sold increased from one month ago, but declined from one year ago. Days on market dropped 11 days from one month ago and were almost 21% lower than in August 2023. New listings increased a fourth consecutive month to their highest level since October 2023. Housing inventory increased a fourth consecutive month to its highest level since December 2022. The months supply of inventory at 4.11 months, pushed Mint Hill into a more balanced market between buyers and sellers. List to sale price ratio at 99.77% offered Mint Hill home buyers minimal negotiating room on price.
Mint Hill Real Estate: August 2024 Trends
SALE PRICES UP
Average sale price in August 2024 was $605,025, up 4.83% from $577,130 in July 2024. The August 2024 average sale price was 16.96% higher than $517,314 in August one year ago. The August 2024 average sale price was at its highest level compared with August 2023 and 2022.
Median home sale price in August 2024 was $580,750 up 4.17% from $557,500 in the previous month of July. The median sale price increased 14.32% from $508,000 in August 2023. The August 2024 median sale price was at its highest level compared with August 2023 and 2022.
Price per square foot in August 2024 was $223, down 7.08% from $240 one month ago. Year-over-year, the average price per square foot was 5.69% higher than $211 in August one year ago.
DAYS ON MARKET DECLINE A 2ND CONSECUTIVE MONTH
Average days on market in August 2024 were 19 days, declining 11 days from one month ago. Days on market were down 20.83% from 24 days compared with August 2023. Compared with August 2022, average days on market in 2024 were 3 days higher.
MINT HILL HOUSING INVENTORY UP A 4TH CONSECUTIVE MONTH
The number of properties for sale in Mint Hill in August 2024 stood at 156, up 15.56% from 135 in the previous month of July. Inventory was 21.88% higher than the 128 properties for sale in August 2023. Compared with August 2022, housing inventory was higher in August 2024 by 3 properties. August inventory was at its highest level since December 2022 when there were 165 Mint Hill properties for sale.
The months supply of inventory of 4.11 months was flat compared with the previous month of July when it stood at 4.19 months. With 4.11 months supply of inventory in August, Mint Hill moved towards a balanced market between home buyers and sellers.
NEW LISTINGS UP A 4th CONSECUTIVE MONTH
The number of new listings in August 2024 was 52, up 4% from the previous month of July, which saw 50 new listings. Compared with August 2023, new listings declined 11.86% from 59. Compared with August 2022, new listings were higher by three. August’s new listings were at their highest level since October 2023 when there were 55 new listings.
MINT HILL SALES UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
At 38 sales, Mint Hill sales in August increased 18.75% compared with one month ago, which saw 32 sales. Sales were 11.63% lower in August 2023 compared with August 2023, which saw 43 sales. Sales increased from 36 in August 2022.
LIST TO SALE PRICE RATIO JUST UNDER 100%
With a selling price at 99.77% of list price in August 2024, the list to sale price ratio was relatively flat compared with the prior month of July (99.28%). It was equal to that of August 2023. Mint Hill home buyers did not see much opportunity to negotiate on price in the month of August.
