Huntersville real estate August 2023 saw median home prices increase from August one year ago. The number of properties sold in August 2024 declined month-over-month, but increased almost 36% year-over-year. Days on market increased six days from one month ago and increased 14 days from one year ago. New listings increased 11.38% from one month ago and were 31.73% higher compared with August one year ago. Inventory increased to its highest level in the past three years. The months supply of inventory of 3.96 months kept Huntersville in home seller “territory” in August 2024. A list to sale price ratio of 98.84% provided Huntersville home buyers minimal opportunity to negotiate on sale price.

HOME SALE PRICES MOSTLY UP
Average sale price in August 2024 was $609,231, 2.4% lower than $624,223 than in the most recent month of July. The average home sale price increased 9.11% from $558,374 in August one year ago. The August 2024 average home sale price was at its highest level compared with August 2023 and 2022.
Median home sale price in August 2024 was $555,000, equal to the median home sale price in the prior month of July. The median home sale price increased 14.91% from $483,000 in August 2023. The August 2024 median home sale price was at its highest level compared with August 2023 and 2022.
Price per square foot in August 2024 was $225, down 1.75% from $229 per square foot from July. The price per square foot was 5.14% higher than the $214 in August one year ago.
DAYS ON MARKET UP A 2ND CONSECUTIVE MONTH
Average days on market in August 2024 were 31 days, up 6 days from 25 days one month ago. Year-over-year, average days on market in August 2024 increased 14 days. Compared with August 2022, days on market were 13 days higher in August 2024.
HUNTERSVILLE HOUSING INVENTORY REACHES ITS HIGHEST LEVEL IN THE PAST THREE YEARS
The number of properties for sale in August 2024 was 451, up 5.43% from 428 in the previous month of July. Inventory was 37.92% higher than the 327 properties for sale in August one year ago. Inventory was also higher than the 392 properties for sale in August 2022. This was the highest level of inventory in Huntersville in the past three years.
The months supply of inventory of 3.96 months kept Huntersville in home seller “territory.” However, this was also the highest level of months supply of inventory compared with August 2023 and 2022.
NEW LISTINGS UP
The number of new listings in August 2024 was 137, up 11.38% from 123 in the most recent month of July. Compared with August 2023, new listings were 31.73% higher, when listings stood at 104. August 2024 listings were higher by one compared with August 2022.
HUNTERSVILLE SALES DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR
Sales in Huntersville declined 5% in August 2024 to 114 from 120 in the previous month of July. Sales increased 35.71% from 84 in August 2023. Sales were lower compared with August 2022, which saw 151 sales.
LIST TO SALE RATIO JUST UNDER 99%
The August 2024 selling price of 98.84% of list price was declined from 99.32% one month ago. The list to sale price ratio was equal to that in August one year ago. Home buyers are not seeing much room for negotiating on price in Huntersville.
