The 28173 zip code, known for its beautiful neighborhoods, desirable location and top schools, continues to attract buyers—however, shifting prices and inventory levels are shaping the market in new ways. In August 2025, Waxhaw home prices declined from both the prior month and August 2024, while closed sales increased. Inventory rose compared with last year, but new listings fell to their lowest level in five months.

🏡 Average & Median Sales Price

 

The median sales price in August 2025 was $726,607, down 6.24% from $774,999 the previous month and 5.63% lower than $769,950 in August 2024.

The average sales price was $844,454, a decline of 13.24% from $973,296 in July 2025 and 4.76% lower than $886,685 compared with August 2024.

The sales price per square foot dropped to $247, down 5% from $260 in July 2025 and 2.37% lower than $253 in August 2024.

While prices softened overall, part of the decline in both median and average values may also reflect a shift in the mix of homes sold, with more lower-priced properties closing in August 2025 compared with last year.

 


 

📈 List To Sale Price Ratio

 

The August 2025 list to sale price ratio was 97.65%, down from 99.08% in July 2025 and from 99.35% compared with August 2024. Buyers saw more room to negotiate in August.

 


 

📉 Number of Properties Sold

 

August 2025 saw 102 property sales, up 7.37% from 95 in July 2025 and 21.43% higher than 84 sold in August 2024. This marks the strongest August sales performance compared with both 2024 and 2023. This was also the second highest number of properties sold in a single month since August one year ago. Only June 2025 saw more sales in the past 12 months.

 


 

Average Days on Market

 

The average days on market in August 2025 were 47, down 6% from 50 days in July 2025, but sharply higher than 23 days compared with August 2024. This is the highest August level compared with 2024 and 2023.

 


 

📦 Inventory & Months Supply of Inventory

 

The number of properties for sale in August 2025 stood at 540, down 1.46% from 548 in July 2025, but 17.14% higher than 461 compared with August 2024. Inventory levels reached their highest August level compared with 2024 and 2023.

 

The August 2025 Months Supply of Inventory (MSI) was 5.29 months, down slightly from 5.89 months in the prior month of July. This kept Waxhaw in a balanced market between home buyers and sellers. 

 


 

🏠 New Listings

 

August 2025 saw 92 new listings, down 28.68% from 129 in July 2025 and 17.86% lower than 112 in August 2024. New listings reached their lowest level in five months.
