With only a handful of sales in June 2025, both month-over-month and year-over-year, price trends are heavily influenced by the specific price points of the homes that were listed and sold during those periods. This means that even a few higher-end or lower-end transactions can significantly shift the overall averages and medians.
The average sales price per square foot in June 2025 was $204, down 14.29% from $238 the prior month and 5.12% lower than $215 in June 2024. With such a small number of sales in June 2025, pricing trends are highly sensitive to the size of homes sold.
